THIS STUDY WAS DESIGNED TO ESTIMATE THE EFFECTS OF HIGH PROPERTY CRIME RATES ON THE RESIDENTIAL PROPERTY VALUES IN ROCHESTER, NEW YORK.
Abstract
THE REPORT FOCUSES ON A REGRESSION ANALYSIS UTILIZING THE PRICES FOR ONE-FAMILY HOMES SOLD IN ROCHESTER IN 1971, TOGETHER WITH INFORMATION ON THE CHARACTERISTICS OF THE DWELLING AND THE PROPERTY CRIME RATE IN ITS SURROUNDING AREA. VARIABLES THAT WERE CONTROLLED FOR INCLUDED STRUCTURE CONDITION, LOT SIZE, LAND USE, AND ACCESS TO THE CENTRAL CITY. THE ANALYSIS INDICATES THAT A HIGH PROPERTY CRIME RATE IN AN AREA SIGNIFICANTLY DECREASES THE SELLING PRICE OF A HOME THERE WHEN COMPARED TO EQUIVALENT HOMES IN LESS CRIME-RIDDEN AREAS OF THE CITY.
